Surveys

A Level 2 Home Survey is suitable for modern, well-maintained properties and provides a concise overview of the property’s condition, identifying significant defects and necessary repairs. A Level 3 Home Survey is a more detailed structural assessment, recommended for older, larger, or altered properties, or those requiring renovation.

Yes. A mortgage valuation is for the lender’s benefit to assess the property’s value and does not provide detailed information on the condition of the property. A survey is an independent assessment that helps you understand potential issues before committing to a purchase.

The duration depends on the size and condition of the property. A Level 2 Home Survey typically takes 2–4 hours, while a Level 3 Home Survey can take longer due to the detailed inspection involved.

We aim to provide your report within 3–5 working days after the inspection. If you require it sooner, please let us know, and we will do our best to accommodate your needs.

If your survey identifies defects, you may wish to negotiate the purchase price, request repairs from the seller, or obtain further specialist advice. Our team can help interpret the findings and guide you on the best course of action.

Valuations

An RICS valuation is an independent, professional assessment of a property's market value, conducted by an RICS Registered Valuer. It is often required for Help to Buy, Shared Ownership, probate, matrimonial settlements, and other financial or legal purposes.

A valuation assesses only the market value of a property, while a survey provides a detailed inspection of its condition. If you need both, you may need separate reports.

A valuation inspection typically takes around 20–60 minutes, depending on the property.

We aim to deliver valuation reports within 1–2 working days after the inspection.

Most RICS valuations are valid for three months, though this may vary depending on the specific requirements of lenders or other institutions.
